that Meredith Grey, Grantor, title examiner of the City of Louisville, County of Jefferson, Commonwealth of Kentucky, does hereby grant, bargain, sell, and convey unto any interested Grantee (herein, "the prospective employer") full and unencumbered knowledge of the career estate described below, together with all appurtenances thereto.
Know all persons by these presents: I have examined title for 14 years and have abstracted somewhere north of 9,000 parcels across Jefferson and the six surrounding counties. I clear an average of 11 commercial files a week and my error claims rate over the last five years is one. That one still bothers me.
In consideration of the sum of one salary, commensurate and mutually agreed, and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the Grantor further conveys the following covenants of competence:

To have and to hold the said career estate unto the Grantee, its successors and assigns, free of undisclosed liens, gaps in the chain, and wild deeds, the Grantor covenanting that she is lawfully seized of said experience and will warrant and defend the same against the claims of all persons whomsoever.
